Petaluma: 2 Bedroom Granny for Rent

Northwest Petaluma, just outside city limits. 2 mile walk to center of downtown! Half a mile to the outlet center. Petaluma is a great town with all the important amenities such as a library, Whole Foods, Trader Joe's, several bookstores, and good ethnic food.

Quiet peaceful street with clean air. 3/4 acres. The property is pretty flat with a slight slope. Old oak trees, tire swing. The surrounding properties are also all in the 1-7 acre range so no large commercial agriculture and no manicured lawns. This is a "country" street with pastures and farm animals.

We're living in the main house but we need a tenant for the granny unit (not attached). 2 bedrooms, 1 bath, hardwood floors, eat-in kitchen (electric), gas heat (wired for electric space heaters if you prefer), laundry room (hookups only), wood stove (can't currently be used), single story, a great deck, and a private fenced in yard with a lawn. It's about 800sf (not counting a walled-in porch outside one bedroom). Older but nice, solid, and well-cared for.

$1300/month for the entire granny including a large metal storage shed and parking. Section 8 okay. We are charging only $1200 for your first month's rent since the shed has the previous tenants' stuff in it.

Cats are great, quiet dogs okay, other pets and livestock negotiable. Children are very welcome! Share in our organic garden if you wish. The entire property is now certified organic.

We might consider a barter for $100 or so a month, but we really can't reduce the rent more than that. We need it to pay our mortgage.

IMPORTANT: The landlady is disabled with multiple chemical sensitivity (aka environmental illness). The lease will have very strict and detailed restrictions on chemical use...for both tenants and landlords (and your guests). No pesticides, herbicides, fabric softener, smoking (including outside), or large amounts of fragrance. Ordinary personal care products are okay. If you have special needs beyond what I've mentioned, we may be able to accommodate you.

This is our third attempt to get long-lasting tenants. The first set moved to Southern California and the second set didn't pay their rent. The unit is vacant and clean and available immediately.
